We made the guy an offer and hope he takes it before things become a bidding war... There are "investor" types sniffing around the house... this area is not friendly to first-time non-flipping buyers.

I work in that field, investor flipping, etc. and it can get ugly. This market is rough.

My agent said she sees "broken hearts" all the time. People like my current landlords, they own 8 houses in this area alone... They can outbid anyone on homes that are well under 300k. Faster loan approvals as well. And most people selling just want the house gone, they don't care if it becomes another rental or quick flip. All of which I understand.

When we sell this house someday, if you asked me if I would take an extra 20k from a guy who has no vested interest in the community or living in the house vs a couple who did want to live there and raise a family, well, I'd have to be in a really good mood/financial status to dare turn down an extra 20 G's.

You hit the nail on the head my friend. We bought our house 5 years ago when the market was shit and took advantage of the first time home buyers credit which gave us an extra 8k to put down (thanks Obama, no really thanks!) and we still lost out on our first four choices by investors.
